See clause 3.1 of the debenture which, subject to clause 3.6 of the debenture, creates a first legal mortgage over all of the rights, title and interest in and to the real property (as defined therein) and any rights accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal and of insurances), including which it now has or which it obtains in the future and all corresponding related rights (as defined therein).. See clause 3.2(j) of the debenture which creates a first fixed charge over all of the rights, title and interest in and to any real property (as defined therein) other than that charged under clause 3.1.. see clause 3.2(e) of the debenture which, subject to clause 3.6 of the debenture, creates a first fixed charge over all of the rights, title and interest in and to any other material intellectual property (as defined therein and set out below), including which it now has or which it obtains in the future and all corresponding related rights (as defined therein).
