First legal mortgage over all estates in any freehold, leasehold or common hold property now owned by the company, including the real property (if any) specified in the instrument and first fixed charge over all real property not covered by the first legal mortgage, the benefit of all arrangements, all licences, all goodwill, uncalled capital, equipment, intellectual property, book debts, investments, bank balances and all other rights relating to the secured assets as specified in the instrument.
