See clause 3.2 of the debenture which creates a first legal mortgage over all land (as defined therein) specified in schedule 5 of the debenture and any rights (as defined therein) accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined therein) and of insurances). See also clause 3.3 of the debenture which creates a first fixed charge over all of the rights which the company now has and all of the rights which it obtains at any time in the future in: (a) land, other than the excluded property (as defined therein) and that charged by way of legal mortgage under clause 3.2 of the debenture; and (b) intellectual property (as defined therein and as further detailed in schedule 4 of the debenture) and, in each case, including any rights accruing to, derived from or otherwise connected with them.
